Why newer Pace homes show it first
Bright concrete hides nothing
A twenty year old driveway has already weathered to a mid gray. It has seen everything, and a season of dust barely registers. Fresh broom-finish concrete in a newer Pace subdivision is much lighter, and that light surface shows every tire mark, every oil drip, and the first faint green of algae with total clarity. The slab is not dirtier than the old one. It just has nowhere to hide it.
New irrigation, new rust
Newer builds come with newer irrigation, and irrigation is the most common source of the orange staining we get called about in Pace. Water carrying iron throws onto the edge of the driveway, evaporates, and leaves rust behind. It builds a little more with every cycle. Rust needs its own treatment, not general washing, and the sooner it is addressed the more completely it comes up.
Young landscaping means more sun, then less
New subdivisions start out sunny, which keeps concrete dry and slows growth. Five or six years in, the trees and shrubs that came with the house have filled out, shade lands on the driveway for the first time, and organic growth gets its opening. A lot of Pace homeowners notice their driveway turning for the first time right around that point.
What actually sets your price
Square footage first, condition second, access third. Flatwork in this market prices at roughly $0.15 to $0.30 per square foot, so a bigger slab costs more, and a slab with heavy organic growth or oil staining sits at the higher end of the rate because it needs more product and more dwell time. The advantage of starting early
Owners of newer homes have an option that owners of neglected ones do not: you can get ahead of it. Concrete that has never been allowed to go black cleans easily, sits at the low end of the range every time, and never suffers the slow damage that comes from organic growth trapping moisture in the slab for years.
The best value in Pace is usually an annual visit that covers the driveway and the front walkway together. Most of what any job costs is getting equipment set up at the property, so a second connected surface on the same trip adds far less than booking it on its own later.
