Pool decks are the surface homeowners here put off longest and should put off least. They sit damp most of the year, they live in the shade of cages and screen enclosures, and unlike a driveway, when they get dirty they get dangerous.

What changes the price

Size, first and mostly

Flatwork in this market prices at roughly $0.15 to $0.30 per square foot. A small patio slab behind a townhome and a wraparound deck around a screened pool are different jobs, and the square footage is the honest reason why.

This is where pool decks differ from driveways, and where a lot of damage gets done by people who do not know the difference.

Textured acrylic deck coatings, the pale speckled surface on a lot of Gulf Coast pools, are the ones to be careful with. That texture is what gives you grip barefoot, and it can be stripped off permanently by someone running driveway pressure across it. Once it is gone it does not come back without recoating the deck. Any company quoting your pool deck should ask what the surface is before they give you a number.

How long it has been, third

Algae under a screen cage compounds quickly because the deck effectively never dries out. A deck cleaned last year rinses up fast. One that has gone three years needs longer dwell times and more product, and sits at the top of the range.

The slip issue is the real argument

On concrete out front, algae is a curb appeal problem. Around a pool it is a fall risk, on a hard wet surface, usually with people walking barefoot and often with children running. Algae grows as a smooth film rather than as visible dirt, which is exactly why it catches people out. Owners tell us constantly that the deck did not look bad, it just felt slick.

If your deck feels slippery when wet but looks basically fine, you do not have a cleanliness problem, you have a thin layer of living growth, and rinsing it with a hose will not touch it.

Why bundling makes sense here

Most of what any job costs is the setup: getting the rig positioned, water connected, hoses run, surfaces protected. Once that is done at your property, a second surface costs much less than it would as a separate visit. A pool deck plus the driveway, or a pool deck plus the walkway connecting them, is the most common pairing we do and it saves money every time.

The same logic applies to the fence around the pool area. Deck and fence cleaning runs $150 to $400, and combining it with the deck on one trip beats booking it in the spring.

How often

Once a year covers most decks on the Gulf Coast. Decks that are fully screened, heavily shaded, or close to the water often need attention sooner, because they simply never get a chance to dry out. The test is not how it looks. Walk it barefoot after a rain, and if it is slick, it is due.
